TECH AND REAL ESTATE - THE NEW OIL?

Based upon the report Tech, real estate and the innovation economy, Oslo Metropolitan Area and Urban Land Institute hosted a one hour seminar discussing the theme Tech and Real Estate - The new oil? at MIPIM 2016.

Fasilitated by Senior Fellow ULI Greg Clark, Deputy Major Hanne Marcussen talked about the ambitions of Oslo and CEO Nils Bøhler from OBOS presented the process behind Oslo Cancer Cluster Inovation Park (on the cover of the report). CEO Europe Lisette Van Doorn from Urban Land Institute saw Oslo in a international perspective. 

EVP Sonja Horn discussed the ambitions of Entra and presented status of Tøyen Tech Park. Inspired by the learnings from Oslo Cancer Cluster Innovation Park, CEO Øivind Breen from DARK discussed the need for change from different perspectives.

"...The question ideas pr sqm is absurd and it is equally as absurd to meassure the space we design to foster ideas, innovation or other output by the Tayloristic, old-fashioned «Area effectiveness»...Cost pr sqm? Cost pr employee?...if we choose to do so. What is the return on these costs? What is the ROI of rent for the tenant?"

Trying to get rid of "area effectiveness", Øivind Breen introduced words like area productivity, area profitability or area creative index.

"...The challenge is to create space for innovation…and it is different from business to business - but forget about the area effectiveness approach…we need to do better."

"We have to design communities and think urbanism even in the smaller scale. We build communities and not just buildings. The answer is not just a café by the entrance or twentyfour silencerooms or workshoprooms and a gym in the basement..."

The theme Tech and Real Estate was obviously of interest, because statistics shows that no other arrangement at MIPIM was this packed. 180 people in the Orange Room was a major success for the host Oslo Metropolitan Area. Adding the fact that just 30% were norwegians, we congratulate OMA!

DARK was invited together with OBOS to discuss and present Oslo Cancer Cluster Innovation Park - a truly bold and gamechanging project.

In his presentation our CEO Øivind Breen used OCCI as a reference to define the assymetric cluster and the need to create room for serendipity - two of many ways that real estate can foster innovation

"...DARK define OCCI as an asymmetric cluster - but we want to go beyond the term clusters and introduce "House of Value" or "Community of Value". To make space for innovation beyond the start-up businesses needs understanding of creative cultures and next generation of work."

Greg Clark, fasilitating the debate, asked the room: "Who´s gonna call Øivind?" And the number of hands in the air were promising.

The round of questions was distributed to the panel and confirmed that the listeners were occupied with what it takes to go to next step. Greg Clark did a short poll and from the hands in the air we can make it that Oslo both needs a post-oil strategy, need it soon and the common and optimisitc belief is that the city is on its way...
